Short Sales are Down by 50% in Saratoga Springs! What?

Saratoga Springs Short Sales Drop!

Short sales have dominated the real estate market in Saratoga Springs for the past five years.  This once stable offering in Saratoga Springs is now in decline.  The number of Short Sales in Saratoga Springs was at 81 in December of 2011.  As of May 2012 approximately six months later it is at 46.  This is a huge drop.

The reason we are seeing the decline is because the market is finally moving after five years of being stagnant and declining.  Homes are really selling.  For example, we had 212 homes for sale in December 2011 and we now have 223.  This is odd because the inventory in Saratoga Springs is typically significantly higher in the Spring compared to the winter.  In December people are getting ready for Christmas not really putting their home for sale or buying a new home.

The number of home owners selling their homes has increased by 48.  We have many more home owners putting their homes for sale.  Also, the amount of Bank Foreclosures and HUD homes has dropped.  The overall Saratoga Springs market is really looking good and healthy.  In my opinion, I expect this trend to continue and prices to slightly increase over the next year.  If you would like a free evaluation of what your Saratoga Springs home is worth contact Paul Teasdale.

Making a Low Offer on a Home in Saratoga Springs!

How to Make a Lowball Offer in Saratoga Springs, Utah

A lowball offer can be a very useful tool in getting great savings while still getting the home of your choice in Saratoga Springs, Utah.  But it is not as easy as you think.  Here are some tips to help you make the most out of a lowball offer.

What not to do in a lowball offer on a Home in Saratoga Springs

When you make a lowball offer on a home in Saratoga Springs UT, don’t justify it to the seller by saying that it is the maximum amount that the lender is willing to loan you.  Remember that the seller does not really care how much you can afford.  Furthermore, knowing that you are only qualified for a specified amount will make the seller more cautious of you as a buyer.

Paying cash for a home in Saratoga Springs has some advantages but they are often not enough to justify a lowball offer.  The main advantage of this is that it will remove any loan/financing contingency from the purchase offer.  However, since the loan contingency expires at the same time as the other contingencies on the offer, it is usually not a big selling point for the owner of the house.  The seller will be focused on their total net from the sale of the home.

Do not walk away easily.  This is the most common mistake of buyers that make a lowball offer.  Sellers often give a counter offer after a buyer gives a lowball offer.  This means that the seller is already willing to negotiate. Your lowball offer has already opened the door for you and put you one step closer to your home in Saratoga Springs.  It is up to you to finish the deal.

Additional Tips for lowball offers in Saratoga Springs, Utah

Find out what you can about why the seller is selling his property in Saratoga Springs, Utah.  Knowing these reasons will help you make an offer that will be more appealing to the seller.  For example, if the seller needs to move and has to sell the home quickly, you can make your offer in such a way that it will be much easier to close than the other offers.  You can waive some contingencies and you can reduce the time spent for inspections.

The most important thing to do in getting a loball offer accepted by a seller is to first hire a good Realtor that is experienced in negotiating.  We have 1,500 Realtors in Utah County and the majority of those Realtors have not been in business for more than three years.  Try to find someone with someone that has been in the business for a while and has an assertive personality.  A good Realtor can save you a ton of money.

In a lowball offer in Saratoga Springs, try to keep the attention away from the price.  Instead, focus your offer on other considerations such as credits for closing costs or repair costs.  You can also offer longer escrow periods or you could focus the attention on other more tangible things such as the furniture and appliances in the house.  It is better not to ask the seller to do repairs if you want them to take a lower offer.  The seller will be more incline to accept an offer with having to do a bunch of repairs on the home.

You should provide a good reason why the seller should consider your lowball offer.  As mentioned earlier, saying that’s all you can afford is not an acceptable reason.  The seller would be more likely to accept your offer if you show that you have done your work and that you have put a lot of thought in your offer.  Tell the seller why you think similar homes have sold for higher prices. For example, find out if any of the other homes have had significant upgrades or remodeling work done.  Compare these improvements to the home in Saratoga Springs UT that you plan to buy and show why a certain amount should be deducted from the list price.

If you have a Realtor in Saratoga Springs Utah, it will be easier for you because there is already somebody to represent your interests. Make sure that you call Paul Teasdale from Team Teasdale Realty. He has been in the business for over 17 years and you can be sure that you will be able to get your property at a reasonable price.

Hiring a Realtor in Saratoga Springs, Utah!

About Real Estate Agents in Saratoga Springs, Utah

Hiring a Realtor in Saratoga Springs, Utah can be the make or break decision that will fall on your lap once you decide to sell your old home or buy a new one.  Some people say they will do just fine on the real estate market without the help of an agent.  Others meanwhile swear they would not have been able to buy or sell anything without hiring a real estate agent to help them.  Hiring a Professional Realtor is a smart move when selling a home.   Here are the things you need to know about real estate agents in Saratoga Springs so you can decide whether you need one or not.

Your Realtor in Saratoga Springs, Utah can act as your buffer

If you are looking to buy a new home in Saratoga Springs, UT your Realtor can be very valuable in keeping the agents of other companies such as builders’ agents from continuously nagging and disturbing you.  On the other hand, if you are a seller, your agent will be very helpful in filtering the many inquiries that you will undoubtedly receive.  Many calls and inquiries are from casual lookers who are just curious about the listing but are not yet really ready to buy a property or home in Saratoga Springs.  Your agent will be able to filter these callers out and let you concentrate on the serious buyers.  Your agent will also be able to attract more serious buyers and convince them to give a good offer on your property.  Realtors work with qualified buyers that are ready to buy a home.

Some Realtors Specialize in Working with Buyers and Sellers in Saratoga Springs, Utah

Having an agent will give you access to the specialized knowledge that he/she has gained from many years of experience in the industry. Most good agents have a very intimate knowledge of many of the neighborhoods in Saratoga Springs.  Aside from that, they are also up to date on the latest news or buzz that is happening within the city and within a specific area.  They will be able to easily provide these facts to help you make your decisions.  Realtors are also very knowledgeable in current market prices and trends in Saratoga Springs, Utah.  A Realtor can help you balance the different factors that will determine many of your decisions.

Professional negotiating and paperwork skills

Most agents will be able to better negotiate a sale than a client for 2 reasons: first, they have been doing this for a long time and second, they can negotiate without having any emotional connection with the property in Saratoga Springs, Utah that will make constructing a deal very difficult.  Agents are also very capable in handling all of the paperwork that will need to be done after an agreement is reached.  Paperwork may seem like an easy task that you can do yourself but remember that these documents usually run for more than a hundred pages once a file is finally closed.  The purchase agreement alone can reach up to 10 pages with addendums.  Furthermore, any mistake made on the paperwork can sometimes become large enough to get you hauled to court.  Having an agent to this for you would give you an assurance that all the paperwork is being handled properly.

Realtors can help you negotiate buying or selling a home Saratoga Springs Utah.  Make sure you call Paul Teasdale.  Paul has been working with buyers and sellers in Saratoga Springs since the city was developed 17 years ago.

Questions to Ask Realtors in Saratoga Springs, Utah

Questions to Ask a Real Estate Agent in Saratoga Springs, Utah

If you are looking to buy a home or sell a property in Saratoga Springs, Utah you will need to get a real estate agent to represent you.  But don’t just hire the first real estate agent you find.  You should take the time to interview the agent and find out if you are a good fit for each others needs.  Here are some questions you should ask an agent before you hire him to represent you in Saratoga Springs, UT.

How long have you been in business in Saratoga Springs, Utah?

Experience is very important in the real estate industry.  But just because the agent has been licensed in Saratoga Springs Utah for several years does not necessarily mean he is good.  Some Realtors remain in the industry just doing the same thing they did when they just started.  The better ones meanwhile, learn new things every year and make themselves better agents as time goes by.  Do not discount new agents in Saratoga Springs however because they have the advantage of providing you more time since they do not yet have a large group of clients to attend to.  See a list of homes sold in Saratoga Springs, Utah by Team Teasdale Realty.

What is the Agents Average List Price to Sales Price ratio in Saratoga Springs, Utah?

The agent’s ability to negotiate a selling or buying price for you in Saratoga Springs, UT will be reflected in his List Price to Sales Price ratio.   A good listing agent should have a ratio close to 100% while a buyer’s agent should be far from 100%.

Can you provide references from Saratoga Springs?

Any good Realtor will have a lot of references in Saratoga Springs and he would be glad to list them all down for you.  But don’t take his word for it, make sure you do your part and call and talk to the references that he mentioned.  Find out if these references in Saratoga are actual previous clients or if they are friends and relatives of the agent.  You should be wary however, of the agent who makes excuses as to why he cannot provide references.

Buyer that recently purchased a home in Saratoga Springs, Utah:

My house hunting experience was a long one before finding Team Teasdale. Not only were they extremely professional but 100% confident in what they do. We had walked through a lot of houses and had offers on several short sales, before Team Teasdale.

I thought the short sales we were looking at and making offers on were all going to work out. Truth is they weren’t going to work out and we always hit a dead end. This was very discouraging. From the first phone call with Paul Teasdale I knew he was going to take my house hunting experience in the right direction. It was a short three weeks later and we had closed on a dream house!

I am still shocked at the difference in realtors. They knew exactly what houses to go after and they did everything in their power to get our house. (It did come down to quite the battle!) And they fought for us! We truly kept spinning our wheels with offers that were never going to work out.

Dave Maltby was a huge help with walk-thrus. He was available to meet my extremely busy schedule and take me to exactly the houses we were interested in. (I am very, very picky) I can’t thank Team Teasdale enough for our amazing experience. I know if I hadn’t found Team Teasdale, we would still be house hunting today. I joked when I met them that I wanted to be in a house before Thanksgiving, and that joke became my reality. I would recommend them to anyone and everyone!

Thanks, Amanda

How much Commission do you charge?

Ask about the fee of the agent but you don’t have to ask if it is negotiable or not.  Keep in mind that in the real estate industry, all fees are negotiable.  From the list price of the home you are selling in Saratoga Springs, Utah to the professional fees that the agent will charge.  Remember the seller almost always pays the commission for both the listing agent and the buyer’s agent.

What other information in Saratoga Springs, Utah do I need to know?

A good real estate agent in Saratoga Springs, Utah will let you know if you missed something, either while you are interviewing him or when you are already working with each other.  Surely, you have not asked the agent everything that you have to know regarding your transaction.  Thus, if he is sincere about helping you, he will point out important items that you have not mentioned and he will take the time to explain these things to you.  He will not be rushing you to finish the interview.  If however, he says that you have covered everything and there is nothing more to talk about, just let him go and never call him again.

Get your Realtor to represent you now in Saratoga Springs, Utah by calling Team Teasdale Realty.  Paul has been in the business for over 17 years. Paul Teasdale can answer any of your questions and you will be sure that he will point out important details that you need to know.

Open House Tips for Saratoga Springs, Utah

Open House Etiquette for Home Buyers in Saratoga Springs, Utah

A lot of people in Saratoga Springs, Utah and many other places around the country enjoy attending a Sunday Open House for prospective home buyers.  Of course, some of these people are not actually in the market to buy a home but it is a fun event to attend nonetheless.  As long as the proper etiquette is observed and the Realtor hosting the open house knows what she is doing.  Open houses are not very popular in Utah County.  This is primarily based off demographics.  Sunday is a day many residents of Saratoga Springs and Utah County attend church and spend time with their families.  People that hold an open house on Sunday in Utah County are typically very disapointed with the results.  If you are planning an open house the best day to hold one is on Saturday.

The role of a Realtor in Saratoga Springs, Utah

You do not need to knock on the door before you enter.  This is a standard rule of etiquette for an open house in Saratoga Springs, Utah.  It is called an “open house” for a reason.  Once you get inside though, make sure you call out for the real agent hosting the event if he is not there to greet you.  He might be attending to other guests or might otherwise be busy.  You should also remember that the real estate agent might not be hosting the event himself. It could be the assistant of the agent, the assistant of the seller, or the seller himself.

Types of Realtors that you can find in Saratoga Springs, Utah

There are three types of real estate agents or Realtors who host an open house in Saratoga Springs, UT.  The first type will be waiting at the door as soon as you arrive.  He will be happy and ready to give you a tour of the house.  He will give his business card and some informational flyers or leaflets.  He will be ready to answer any and all of the questions you might have about the house and he will gladly let you go through the house at your own pace.  This is the best kind of Realtor you could find.  If you meet him, make sure to keep his card.  You will certainly want to work with him if you end up wanting to buy a home in Saratoga Springs, Utah.

The second type of Realtor you could see at an open house is the one who will be asleep in his car as you arrive.  Don’t wake him up.  Just make a note of his name and company (if he left some cards or flyers in the house) so you will remember to never use his services.  Go inside the house anyway if the door was left open.  Check out the house yourself and if you like it, find a better real estate agent in Saratoga Springs to help you with the purchase.

The third type you might encounter in Saratoga Springs, UT is the one who is awake but is in no mood to be a host.  This agent probably does not like the idea of hosting an open host but his seller has requested him to do so.  Thus, he will be there to provide some information and answer some questions but he will otherwise be preoccupied.  He might prefer to read a book while letting you tour the house on your own.  Just like the second type of Realtor, try to stay away from this one.

If you are planning to buy a home in Saratoga Springs Utah, make sure that you call Team Teasdale Realty. Paul Teasdale would definitely be happy to show you several listings available. He will be glad to answer any questions you have regarding several properties in Saratoga Springs.

Pricing a Home in Saratoga Springs Utah

Pricing a home in Saratoga Springs

It is important to price a home correctly. Don’t overprice a house.  Have a Realtor help you determine your home’s value.  Team Teasdale Realty will help you evaluate your home’s value. When a home is first placed on the market in Saratoga Springs, Utah it is very popular. The longer it remains on the market the less the buyer will typically want to see the home.  After 21 days, demand and interest may decrease. On the other hand, don’t worry about pricing it too low because homes in Saratoga Springs priced below market value often will receive multiple offers, which will drive up the price in the Saratoga Springs market. Pricing a home correctly is very important. Pricing is all about supply and demand. Realtors in Saratoga Springs may not always agree on the price of a home.

Look for Comparable Listings and Sales

  • Check out similar homes that were listed for six months in a certain neighborhood in Saratoga Springs, Utah
  • The list must include homes that were 1/4 mile to 1/2 mile farther, except if there are only few comparables in the particular vicinity or if the home is in a rural area.
  • Consider the dividing lines as well as the physical barriers within the home, such as the major streets and highways, freeways and railroads.
  • Compare the home’s similar square footage and determine if it is 10% up or down from your subject property.
  • Another thing to consider in pricing a home in Saratoga Springs UT is to determine the age of the home – one neighborhood might have homes that were built during the 1950s, while another are built in the 1980s. The cost of two homes in Saratoga Springs will differ significantly due to their age.

Sold Comps in Saratoga Springs Utah

  • Check out the history of expired homes in Saratoga Springs as well as withdrawn home listings so you would know if they were taken from the listing and were just relisted. If they are, add up the number of days they were taken off to the listing time period so as to arrive with the exact number of days the property was listed in the Real Estate market of Saratoga Springs, Utah.
  • Compare the property’s original list price to the final sales price so as to figure out the price reductions.
  • Compare the final price of the home to its actual selling price in order to determine the ratios.
  • Adjust the pricing in accordance with the variances of lot sizes, configuration as well as the amenities and upgrades of such home.

Withdrawn or Expired Homes in Saratoga Springs Utah

  • Find out the reasons why these homes did not sell in the Real Estate market of Saratoga Springs and determine the factors that these expired homes have in common.
  • Determine the brokerage firm that had the listings – Is it a company that sells everything in its listings or was it just a discount brokerage company that spends all their money on marketing the homes?
  • Look for ways on how you could prevent your home from being part of the listing of expired or withdrawn homes in Saratoga Springs, Utah.

Pending Sales in Saratoga Springs, UT

  • The selling prices of pending sales in Saratoga Springs are unknown; until such time that the transaction deal is closed. However, there are some people who will still contact some agents in Saratoga Springs UT to ask for the selling prices of such homes.
  • Be wary of the number of days in the market, for this may have a direct impact on how long it could take before you will see an offer for such home.
  • Look at the history of the home listings in Saratoga Springs UT to figure out the price reductions.

Saratoga Springs Utah has 211 homes for sale. The number of short sales in Saratoga Springs has climbed as we enter the new year. Saratoga Springs, UT currently has 81 short sales and 3 bank foreclosures for sale. The city has 127 home owners selling their homes. Several years ago short sales and bank foreclosures hardly existed. Short sales and bank foreclosures are abundant in Saratoga Springs. This is great if you are a buyer in Saratoga Springs but terrible if you are a seller. Currently Pleasant Grove and Eagle Mountain have the most short sales for sale in Utah County.

With sales numbers on the upswing and inventory dropping, would-be buyers of Saratoga Springs real estate are well advised to get off the fence and take advantage of the amazing bargains that continue to be available. Buyers showed up in Saratoga Springs in 2011 and really picked up some good deals. Saratoga Springs ranks in the top three cities in Utah County with the most short sales.

Right now, with demand up and supply down, one would expect prices to be on the move. They’re not, thanks to the short sales and bank foreclosures. We’ll see foreclosures (REO’s) and Short-sales continuing for some time to come. They are currently increasing in Saratoga Springs and represent about 38% of the current inventory. The upside of their presence for buyers, though, is that they’ve been keeping prices low.

Surprisingly, however, so far in 2011, we’ve seen a decline in the number of both bank foreclosure listings and an increase in short sales while short-sales appear to be on the rise. That is progress, of sorts, toward a healthier Saratoga Springs Utah real estate market.

The bottom line? Have we have finally “found the Bottom” of the Saratoga Springs Real Estate market?  Buyers with vision, and the savvy to hire a Buyer’s Agent who knows where the bargains are, have an open field, right now, to score some of the best deals we’ve seen in Saratoga Springs area since the city began around 20 years ago. Many of those buyers have waited far longer than they would have liked to achieve their dreams of having a home here – waiting, with good reason, to see what the market would do. Now they can achieve that goal at a price no one would have ever conceived of five of six years ago.

As Saratoga Springs Buyer’s Agents we can help you take maximum advantage of this buyer’s market and make the recession work for you. You’ll see major pay-offs down the road. Call us to discover how. Our Principal Broker, Paul Teasdale and his colleagues at Team Teasdale Realty are admitted industry “mavericks” who have built a reputation on getting buyers the best possible deals. Short Sales in Saratoga Springs Rise! 26% of Homes for Sale

Saratoga Springs Utah is Becoming a Short Sale Buyers Market!

Saratoga Springs Utah has a ton of short sales. However, Saratoga Springs UT does not have as many short sales as Eagle Mountain Utah. About 39% of the homes for sale in Eagle Mountain are short sales.  46% of the homes for sale in Pleasant Grove are short sales.

As of 12/26/2011 the Saratoga Springs, Utah real estate market has 61 short sales for sale out of 235 homes.  This means that about 26% of the homes for sale in Saratoga Springs, Utah are currently short sales.  We have two types of short sales for sale in Saratoga Springs.  The first is called an approved short sale and the other is an unapproved short sale. Many Realtors call an unapproved short sale a pre-foreclosure.

An unapproved short sale doesn’t always get approved and often ends up as a bank foreclosure. An approved short sale was previously approved and the original buyer backed out. This is the best type of short sale. Approximately one out of eight short sales in Utah County are approved and needing an offer. Buyers need to understand the difference between the two types of short sales and hire a Realtor in Saratoga Springs that can help them purchase a short sale.
